In addition, the ordinance contains revised development standards, “infill” development incentives, live-work provisions, density bonuses, and elimination of public hearings on multi-family projects to name a few.
Infill development incentives allow for a developer to build up to eight units per acre without an amendment to the general plan or zone change for properties that meet the infill criteria; typically vacant land in the central city.
A density bonus will allow developers to build 35% more units beyond the maximum zoned density in exchange for making them “affordable” or senior housing units per state law.
In short, this PRO-GROWTH new ordinance will help to continue to attract developers and remains consistent with Lancaster’s vision of being the Alternative Energy Capital of the World.
